Project Overview

The applicant has submitted a final PUD plan and final plat for a community with a variety of residential home products. The housing types will include large, medium, and cottage-style single-family lots, townhomes, and condo/loft configurations.

The proposed development is on 78.69 acres located on the north side of Baseline Road, approximately ¼ west of Highway 287. The plan includes 419 residential units, a community park, several pocket parks, open space, and trails.

The Planning Commission approved the Sketch Plan with conditions at their meeting on February 27, 2018.

On May 28, 2019, the Planning Commission approved the 40 North Subdivision Preliminary Plan/PUD and recommended approval of the Comprehensive Plan Amendment, Rezoning, and Site Plan/Architectural Review.

Public Engagement

Following the review of the formal application, public meetings and public hearings will be scheduled in accordance with the development review process timeline. When a public hearing is required, public notice requirements will be met. Public notices will be sent to property owners within 750 feet of this project, sign(s) will be posted on the property, and a notice will be published in the Daily Camera or local newspaper. Members of the public can attend the public hearings and provide in-person comments if desired. Public comments will be accepted 10 days prior to the public hearing and included in the public record.
