There will be a Public Hearing where the Planning Commission will consider a Planned Unit Development (PUD) and Site Plan/Architectural Review (SPAR) for a new industrial building on the IONEX properties generally located at the northeast corner of the intersection of N. 120th St. and Eastwind Drive. In addition, the Planning Commission will consider rezoning the eastern portion of the IONEX properties from DR (Developing Resource District) to M-1 (Industrial District).

Ten days prior to the meeting date, the applicant is required to notify all property owners within 750 feet of the property by mail and post a notification sign on the property.

Project Overview

The applicant is proposing a new industrial building at the NE corner of 120th Street and Eastwind Drive. The proposed building is approximately 23,000 square feet. Along with the new building, the parking lot will be enlarged parking lot and there will be new landscaping throughout the property. The PUD is for a parking reduction.

Public Engagement

Following the review of the formal application, public meetings and public hearings will be scheduled in accordance with the development review process timeline. When a public hearing is required, public notice requirements will be met. Public notices will be sent to property owners within 750 feet of this project, sign(s) will be posted on the property and a notice will be published in the Daily Camera or local newspaper. Members of the public can attend the public hearings and provide in person comments if desired. Public comments will be accepted 10 days prior to the public hearing and included in the public record.
