The City of Lafayette reviewed and approved several development applications for the property located at 480 US Hwy 287. This site includes approvals for two Planned Unit Developments (PUDs) as well as two Subdivision Plats and two Site Plan/Architectural Review (SPAR) applications for two phases of development. As detailed in the PUD approvals, the entire site is just over 36 acres in size and collectively includes 684 apartments. Phase 1 includes 324 of the approved dwelling units as well as a clubhouse and outdoor pool, while Phase 2 includes 360 apartments and an additional clubhouse and pool.
The PUDs also specify the mix of apartment types, with studios, one-bedroom and two-bedroom units proposed in each phase, parking requirements and distribution (garages vs. surface spaces) and clarify locations for vehicle access and circulation as well as locations/designs for trails and pedestrian circulation and detention areas.
Following the review of the formal application, public hearings will be scheduled in accordance with the development review process timeline. Public notices will be sent to property owners within 750 feet of this project, sign(s) will be posted on the property and a notice will be published in the Daily Camera or local newspaper. Members of the public can attend the public hearings and provide in person comments if desired. Public comments will be accepted 10 days prior to the public hearing and included in the public record. The applicant meets with adjacent community to discuss a draft proposal and solicit public feedback. Since neighborhood meetings occur prior to the submission of a formal application, this is a good opportunity for community members to share comments with the developer prior to the formal development application.
