The City of Lafayette has received applications from Boulder County Housing Authority, for a PUD Amendment and corresponding Sketch Plan to propose revisions to their currently approved plans. The project site is located at the southwest intersection of E. Emma Street and N 120th Street.

PUD Amendment

The PUD amendment proposes to change the current PUD in the following ways:

1. In Planning Area A (PA-A), 30 previously approved duplexes are proposed to be replaced with 33 detached single-family homes.

2. In Planning Area B (PA-B), 128 approved townhomes are proposed to be replaced with 40 detached single-family homes and two apartment buildings containing a total of 104 units combined.

3. In Planning Area C (PA-C), no changes are being proposed.

4. In Planning Area D (PA-D), 54 multi-family (apartment) units are currently approved. The Applicant is proposing to reduce that unit count to 50. Existing development in PA-D already includes 18 apartments, so there will be 32 more apartment units to development based on this proposal.

Comparatively, the total number of units across the project site is proposed to increase by one (1) unit, from 400 to 401, between all planning areas.

Sketch Plan

A Sketch Plan application was submitted in conjunction with the PUD Amendment. The Sketch Plan reflects the amendments being proposed in the PUD in a site plan format, including the general layout of the single and multi-family buildings. The purpose of the Sketch Plan is to illustrate how the project will be oriented on the site, how the circulation network will function, how utilities and drainage will be accommodated, intended development phasing, common area landscaping concepts, and typical designs for streets and lot single-family lots.

Public Engagement

Following the review of the formal application, public hearings will be scheduled in accordance with the development review process timeline. Public notices will be sent to property owners within 750 feet of this project, sign(s) will be posted on the property and a notice will be published in the Daily Camera or local newspaper. Members of the public can attend the public hearings and provide in person comments if desired. Public comments will be accepted 10 days prior to the public hearing and included in the public record.
