Project Overview
The Silo Neighborhood is an 80-acre, 478-unit net zero community. The Final Planned Unit Development (PUD) plan was approved and recorded in 2019. An amendment – Silo Final Plan/Final PUD Amendment No. 1 - to this plan was approved in 2022.
The Silo Final Plan/Final PUD Amendment No. 2 pertains to the unplatted 39.89 acres on the northern half of the property where the unit count is 271 units (the remaining are in Phase 1). By using a more traditional design with a typical street section connecting through this phase, the proposed amendment addresses the City's planning objectives regarding utility placement and life safety access. As part of this amendment, a change will be made to the mix of housing units and the overall density of the neighborhood. Townhomes and duplexes will replace three multi-family buildings. The commercial buildings will be omitted. A contract was entered into by the developers and the Davidson Highline Ditch Company in 2019. Due to a piping requirement from the Davidson Highline Ditch Company an updated stormwater management plan, utility plan, and detention pond design have also been modified and are included in this application.
Current zoning includes mix of Medium Density Residential (R1), Multi-family Residential (R3), Agriculture (A), and Transitional Business district (T1). As a result of the site plan modifications several lots now fall within more than one zoning district. Proposed zoning will be a combination of Medium Density Residential (R1) and Single- and Two-Family Residential (R2) zoning providing a mix of townhomes, single family homes, and duplexes. This matches closely with the existing homes within the area of Phase 1.

The applicant meets with adjacent community to discuss a draft proposal and solicit public feedback. Since neighborhood meetings occur prior to the submission of a formal application, this is a good opportunity for community members to share comments with the developer prior to the formal development application.

The applicant submits the development plans to the City of Lafayette. City staff reviews the documents and refers them to other reviewing departments and agencies for feedback. The project may go through several rounds of review prior to the scheduling of a public hearing.
