Intent to Develop

Prior to submitting a Preliminary Plan application, the applicant must complete the Intent to Develop process. The Intent to Develop process is a 10-day online forum where the public can comment on the illustrative plan provided by the applicant. A link to this plan and the applicant’s project narrative can be found under the “Documents” tab. Please send comments to developmentprojects@lafayetteco.gov.

The Intent to Develop process will begin on January 5th and close on January 15th, 2026. Comments must be provided during this timeframe.

Project Overview

The Silo Neighborhood was approved as an 80-acre, 478-unit, mixed-use community. The Final Planned Unit Development (PUD) plan was approved and recorded in 2019. An amendment to this plan, Silo Final Plan/Final PUD Amendment No. 1, was approved in 2022.

The current proposal pertains to the approximately 40 acres of land on the northern half of the property. The proposed amendment eliminates the mixed-use buildings that were proposed along Aspen Ridge Dr. and modifies the size and design of the park in the center of the community. The illustrative plan proposes a mix of single-family detached units, duplexes, triplexes, and townhomes. Due to these changes, along with modifications requested by the Davidson Highline Ditch Company, an updated stormwater management plan, utility plan, and detention pond design will also be required.

Current zoning includes mix of Medium Density Residential (R1), Multi-family Residential (R3), Agriculture (A), and Transitional Business district (T1). As a result of the site plan modifications, several lots now fall within more than one zoning district. The proposed zoning will likely be a combination of Medium Density Residential (R1) and Single- and Two-Family Residential (R2) zoning.

Following the review of the formal application, public meetings and public hearings will be scheduled in accordance with the development review process timeline. When a public hearing is required, public notice requirements will be met. Public notices will be sent to property owners within 750 feet of this project, sign(s) will be posted on the property, and a notice will be published in the Daily Camera or local newspaper. Members of the public can attend the public hearings and provide in-person comments if desired. Public comments will be accepted 10 days prior to the public hearing and included in the public record. You may subscribe to this project to receive updates.
